Construction Costs in Perth

Perth construction costs have risen sharply since 2022 due to the mining sector drawing skilled labour away from residential construction: new builds run $2,200–$3,200 per square metre for project homes and $3,500–$5,500+ for custom builds. Perth's sandy soils generally make excavation easier and cheaper than other capitals, but reactive clay soils in some suburbs (particularly the northern and eastern corridors) require engineered footings. Ready-mix concrete averages $270–$340 per cubic metre delivered. Labour availability remains a significant constraint in WA — wait times for residential construction can exceed 12 months for new builds.

Climate and Material Considerations

Perth has a Mediterranean climate with hot, dry summers and mild, wet winters — similar to Adelaide but with slightly less extreme summer temperatures. Sandy soils require specific footing designs (often waffle-pod or strip footings on sand). Coastal salt spray degrades standard fasteners rapidly — use Class 4 galvanised or stainless steel within 1km of the coast, which covers a large proportion of the Perth metro area. The Pilbara and Goldfields regions have extreme inland heat exceeding 45°C, requiring special concrete mix designs and extended curing regimes.
